A New Typology for Ultra-Luxury Island Living

Akaya Horizon embodies KSR’s approach to barefoot luxury: sophisticated coastal living defined not by excess, but by comfort, privacy, natural craft and connection to place.

A 22,000 sq ft private residence in Antigua, conceived by KSR as a micro-resort home for multi-generational family living. Rather than a single monumental villa, private suite-villas are arranged around a central social pavilion, balancing individual retreat with spaces for gathering, dining, entertaining and relaxation.

An almost entirely single-level plan, intuitive circulation and uninterrupted connections to the landscape create a sense of psychological ease. Retractable glazing opens the pavilion to the terrace, pool and beach, allowing the architecture to flow naturally between inside and out.
